Welfare & Facilities
With transport and on-site parking being one of the most important factors to any small business, ample parking has been provided within the grounds of the development to accommodate full occupancy of all the units. Disabled parking bays have been located close to the office entrances.
For those wishing to cycle to work, shower rooms have been provided in addition to the standard washrooms and disabled facilities.
All office units have easily adjustable underfloor heating systems. Additionally, full cabling infrastructure for computer networks and telephones has been provided throughout, with broadband internet access available.
Green Hydro Power & Heating
Since the closure of the gunpowder works in 1935, most of the buildings fell into ruin, but in 1952 a new hydro-power station housing two 150kW turbines was installed using water flowing down the River Leven from Windermere. This green electricity is supplied both to the national grid and directly for use in the adjacent Clock Tower offices.
As part of the re-development of the whole site, insulated water pipes have been laid between the turbine house and the Clock Tower buildings allowing the waste-heat produced from the generators to be directly reused in the office heating systems.

Riverside & Woodland Access
The building is surrounded by ancient deciduous woodland, rich in wildlife, that leads down to the tranquil banks of the River Leven.
This amenity land is accessible to all tenants of the site, and outdoor tables have been provided for relaxation during breaks from the busy working day!

Rail Services
There are stations at Cark-in-Cartmel, which is approximately a five minute drive; Grange-over-Sands and Ulverston which are ten minutes drive.
Oxenholme station, which is on the mainline to London Euston, Glasgow and Edinburgh and is a thirty minute drive.
Airports
Both domestic and international flights operate from Manchester International Airport and Liverpool John Lennon Airport, and are approximately 90 minutes drive.
